The DesignLife concept for the Fiji Sugar Corporation (FSC) headquarters is an exercise in Regionalist Modernism, synthesizing high-performance business requirements with site-specific bioclimatic strategies.
At the heart of the proposal is the Passive Survivability framework. Rather than relying on a sealed “glass box” typology—which often fails in tropical climates—the design employs the Stack Effect through a central cylindrical void which functions as a Solar Chimney. By utilizing the pressure differential between the interior and exterior, the building facilitates convective cooling. This “funnelling effect” transforms the building into a living machine, leveraging fluid dynamics to purge latent heat and induce cross-ventilation, effectively reducing the carbon footprint and operational costs.
The Open Plan reflects a Non-territorial Office philosophy, promoting transparency and horizontal hierarchy. The Specialized Hubs act as “pockets of intensity,” providing the necessary acoustic and psychological separation for Laboratory and Boardroom functions;the design acknowledges that productivity is not a static state but a fluid movement between collaboration and deep focus.
By centralizing operations from various townships into a singular hub, the project addresses Functional Consolidation.The inclusion of flexible parking and “special hub rooms” suggests a transition toward Agile Infrastructure, where the physical office serves as a social and professional anchor for a decentralized workforce.
